At KODIMA, we are known for producing revolutionary modular homes. The question we hear most often is: “How does the purchasing process work? What needs to be prepared before the house is installed?”
It's a good idea for potential buyers to first explore our website, familiarize themselves with our products and their specifics, and get a clear idea of what they want and what to expect. After reviewing the offer and reading the interesting facts and information we have on our blog, customers give us a call to arrange a visit, specifying the day and time to meet at our KODIMA hall, where we’ll walk through and showcase the homes.
We specialize in the production of single-module versions of various sizes under the EMIKO brand, as well as two-module versions under the SOFT HOME brand. It's important to emphasize that our homes are not container-based models or similar to standard wooden houses. These are revolutionary constructions that carry a label of exclusivity in the market. Our modular homes are free of thermal bridges and structurally more resistant than brick buildings, with an interior height of over 3 meters.
Once the customer finds a home they like, we go together to inspect the plot of land to ensure the home can be delivered. If the terrain is challenging, we assess the options. During the site inspection and consideration of delivery solutions, a deposit of 2% of the home's price is required. If delivery isn’t possible, the deposit is fully refunded. If delivery is feasible, the deposit is deducted from the final price of the home.
Next, a purchase agreement is drawn up, and the first of three payments is made:
50% payment upon signing the contract.
25% payment midway through production.
25% payment before the final phase and export.
Upon delivery, we assist in unloading the house onto pre-prepared concrete pads (a full concrete foundation is not strictly necessary). We provide a layout sketch of the concrete pads, water supply, and waste drainage when the purchase is made. The house is placed, inspected, and is ready for use.
The prices listed in our catalog include VAT and are turnkey. This means you can be assured that the listed price is final, with no hidden costs or misleading pricing terms like “starting from.” The price of the concrete pads varies depending on the terrain, usually ranging from €600 to €1300.
The delivery cost of the house is calculated based on its destination and is specified separately from the price of the house. We calculate the delivery cost exactly according to where the modular home is being shipped. DELIVERY OF THE MODULAR HOME IS WITHIN 10 MONTHS OF ORDERING.
Finally, it's important to note that the EMIKO mobile home is not like ordinary homes—it's revolutionary. It stands over 3 meters tall! Heating the entire structure at -16°C requires only a 1,800W radiator for 50 m², which is incredible. (The house is equipped with effective underfloor heating.)
EMIKO is a modular prefab home with elements of mobility. Contact us and start living in your new home too.
